Terms & Conditions
The basis on which we quote for and carry out our work.
1. About us

2. Quotations
We quote a fixed price, calculated from the measured area and the labour the work genuinely requires. A quotation is based on the site as seen at the time of our visit and on the scope described in it. Work not described in the quotation is not included.
3. Additional and unforeseen work
Where something is uncovered that could not reasonably have been seen at quotation stage, or where you ask for additional work, an hourly rate applies to that element. We will raise it with you at the time, before proceeding, rather than at the end of the job.
4. Payment
On larger projects there is sometimes an initial deposit of around 10%. In all cases 50% is due once the job has started, with the balance due on completion.
5. Access and site conditions
You agree to provide reasonable access to the working area for our team, materials and deliveries, and to tell us about anything buried on site that we should know about: services, drains, soakaways or previous structures. Programme dates are estimates and can be affected by weather and ground conditions.
6. Subcontracted trades
Electrical and plumbing elements, for example on garden room builds, are carried out by qualified trades engaged and coordinated by us around the build programme.
7. Permissions and regulations
Garden rooms and similar structures are usually permitted development, and we build in accordance with the applicable building regulations. Confirming any permission required for your specific property remains the property owner's responsibility, and we are happy to talk it through with you.
8. Workmanship and materials
We are responsible for the standard of our own workmanship. We are not responsible for damage caused by third parties, alteration by others, neglect of reasonable maintenance, ground movement outside our control, or normal weathering of natural materials such as timber and stone. Planting establishment depends on aftercare and watering.
9. Insurance
We hold £2 million public liability cover. The self-employed tradesmen working alongside Phil are covered under the same policy.
10. Website use
Content on this website is provided for general information. Photography may illustrate the style and standard of work rather than a specific project. Nothing on this site forms a contract until a written quotation has been issued and accepted.
11. Governing law
These terms are governed by the law of England and Wales.
