Rain off the southern moor
Ivybridge gets a lot of water. Gardens on the valley sides receive run-off from the ground above them as well as their own rainfall, and any hard surface laid without a route for that water becomes a problem in the first serious winter.
Channel drains, soakaways and deliberate falls are designed into the groundwork here as standard, not offered as an extra when the patio starts flooding.
Estate plots that need starting from scratch
The newer estates around Filham and the eastern side were finished with thin topsoil over heavily compacted subsoil. Lawns thin out, water sits and anything planted sulks until the ground is genuinely opened up.
A full renovation here usually means breaking up that pan, improving the soil, setting real levels and only then building the terrace, the paths and the boundaries.

Water runs through my garden from the hill. Can you deal with it?
Usually, yes. It means intercepting the water and giving it a route away before it reaches the house or the patio. Phil will set out what is realistic on the site visit.

Can you fix a lawn that never drains?
Often. The usual answer is opening up the compacted layer beneath it and improving the soil rather than simply laying new turf over the same problem.
